Resolve water before finishes
Active leaks, foundation cracks and chronic humidity should be investigated before insulation, drywall or flooring hides the evidence. Cosmetic finishes are not a moisture strategy.
Define the intended use
A rec room, bedroom, secondary suite and home office can trigger different design, egress, fire-separation and servicing questions. Confirm local requirements before relying on a generic finish cost.
Bathroom and service upgrades compound
A new bathroom can involve concrete cutting, drainage, venting, water lines, electrical and ventilation. Panel capacity or service upgrades may create additional scope.
Ceilings affect access and labour
Drywall, suspended ceilings and open painted ceilings have different finish, access and future-repair tradeoffs. State the ceiling system in every quote.
