Renovation Permits, Taxes and Budget Gaps in Canada

A construction price is not always the all-in project budget. Canadian taxes, local permits, professional fees and temporary living costs can sit outside a contractor’s base scope.

Taxes are not automatically added

Home Cost Canada calculator ranges are shown before any automatic GST, HST or provincial sales-tax addition. The tax treatment can depend on the province, products, contractor and how the work is supplied. Confirm the invoice treatment rather than applying one national percentage.

Permit decisions are local

Municipalities decide many building-permit and inspection requirements. Structural work, plumbing, electrical, gas, new bedrooms, suites, decks and exterior changes may require different reviews. Check the actual project address with the responsible authority.

Design and engineering can be separate

Drawings, surveys, engineering, energy advice and permit coordination may be owner-supplied, contractor-supplied or excluded. Put responsibility and fees in the written scope.

Plan for work around the work

Storage, moving, temporary accommodation, protection, cleaning, landscaping repair and time away from work can affect the household budget even when they are not construction line items.

Use three budget layers

Keep the priced construction scope, product allowances and contingency as separate totals. Then add confirmed taxes, permits and owner-side expenses. This prevents one headline number from hiding what is still unresolved.
