Use roof area, not house floor area

A roof’s surface area changes with pitch, overhangs, attached sections and waste. Ask how the contractor measured the roof and what waste factor is included.

Write down the full assembly

Shingle brand and line, underlayment, ice-and-water membrane, flashing, vents, valleys and fasteners should be named. “Architectural shingles” alone does not define an equivalent scope.

Separate known work from unit prices

Deck replacement may not be fully visible before tear-off. A strong quote gives a unit price for plywood, deck boards or other discovered repairs instead of leaving the change open-ended.

Access and disposal are real cost drivers

Storeys, steepness, staging space and disposal distance affect labour and equipment. Confirm bin, dump fees, cleanup and magnetic nail collection in writing.
