Siding replacement

Siding Replacement Cost in Canada (2026): Walls, Removal and Weatherproofing

A siding quote is more than a per-square-foot finish price. Wall area, removal, weather barrier, flashing, trim and access can change the completed work substantially.

How much does siding replacement cost in Canada?

In Home Cost Canada's 2026.Q3 editorial planning model, a 1,400 sq. ft. exterior wall-area project with engineered-wood material, standard removal, two-storey access and Canada-average factor 1.00× gives a C$8,680–C$19,880 planning range. The calculation is 1,400 × the model's C$6.20–C$14.20/unit cost allowances. It is not a collected 2026 contractor price survey; actual prices can fall outside it.

This estimate is based on paintable/claddable wall area, not your home's square footage. Two houses with similar floor areas can have very different elevations, window openings, wall height and gables.

Measure the work before applying a square-foot rate

List each elevation, its measured cladding area, gables and dormers. Agree with bidders about whether windows and doors are deducted, how corners and waste are counted, and whether soffits, fascia and trim are separate. Confirm which parts of the building are included; an area number without an elevation sketch is difficult to verify.

Material choice changes more than the purchase price

  • Vinyl: ask about colour, profiles, fasteners, expansion detail and warranty in Canadian temperature swings.
  • Engineered wood: confirm product-specific clearance, moisture control, coating and installation requirements.
  • Fibre cement: confirm weight, cut protection, joint/flashing details and who pays for handling and disposal.
  • Premium or specialty cladding: compare the full wall assembly and required substructure, not only cladding panel cost.

These are planning distinctions, not endorsements. Installation details must follow the selected manufacturer's written instructions and locally applicable codes.

Protect the wall assembly during replacement

Natural Resources Canada's building-envelope guidance explains the role of air/weather control layers beneath exterior cladding. Ask how the crew will inspect sheathing, deal with hidden moisture or rot, install/repair the weather-resistive layer, and maintain drainage around windows, doors and penetrations. A low price that replaces only visible boards may omit the most consequential work.

For older buildings or previously leaking walls, separate allowances for concealed repair from known cladding replacement. Don't present a provisional sheathing allowance as though every square foot already needs new sheathing.

Get a scope-based siding quote

Require the same: measured wall area, exact cladding brand and model, removal layers, disposal, water barrier, flashing, window/door trim, scaffolding/lifts, fasteners, permits if applicable, restoration and warranty. Check whether insulation improvements are included or excluded and whether sales tax is on the total.

The site's regional location factor is a broad editorial market multiplier, not documented local supplier pricing. Ask local contractors to price the exact scope and address. Confirm whether any municipality or strata/condominium approvals are required for an exterior change.

Example of a hidden-condition decision

Suppose two siding quotes include the same product and wall area. After removal, the crew finds soft sheathing beside a window. Before work starts, ask both bidders to give a unit-price or change-order mechanism for sheathing and flashing repairs. This makes the quote safer to compare than an unqualified fixed number.

Common questions

Is the regional factor a verified city market rate? No. It adjusts a national model for planning; it does not replace local quotations.

Are windows, fascia and gutters included? Do not assume they are. Get a line-item written scope.

How to use this guide

Inputs and regional multipliers represent transparent editorial scenarios; they cannot replace a written local quote, professional assessment or current local rule check.
